Kitchen remodel: 200 sq ft
Mid-range (major remodel, new semi-custom cabinets)
Basis: CvV 2025 Major Kitchen Remodel, Midrange; HI ratio = 2015 Honolulu ($64,338 ÷ $56,768). Hawaiʻi multiplier ×1.133. Includes typical labor and materials; excludes design fees, permit fees, hidden damage, and GET unless the contractor's quote includes them.
Honolulu permit check Permit likely
Usually yes. Honolulu requires a building permit for any electrical, plumbing, or wall changes. A cosmetic refresh (cabinets, countertops, replacing appliances in place, with no electrical or plumbing work) is exempt under ROH §18-3.1(b)(11). Confirm with the Honolulu Department of Planning and Permitting (DPP). Rules on the neighbor islands are set by each county.
Contractor-hiring checklist
- Verify the contractor's license and its classification on the DCCA Professional & Vocational Licensing (PVL) search.
- Check complaint history with DCCA's Regulated Industries Complaints Office (RICO).
- In Hawaiʻi a license is required for any job over $1,500 (labor + materials) or any job that needs a building permit, at any price. Don't let a bid be split into smaller pieces to dodge this.
- Get a signed written contract before work starts, plus the lien-rights, bonding, and contract disclosures Hawaiʻi law requires for home improvement (HRS §444-25.5).
- Ask for proof of general liability insurance and workers' comp, and confirm the policies are active.
- Get at least 3 bids on the same written scope (same materials, demo, disposal, permits, cleanup, warranty).
- Confirm who pulls the permit. It should be the licensed contractor, not you as an owner-builder. Check its status on DPP's permit portal.
- Keep the deposit small and tie payments to completed milestones. Collect lien releases from subs and suppliers before the final payment.
- Ask whether the quote includes Hawaiʻi general excise tax (GET) and shipping or lead time for materials coming from the mainland.
- Condo or HOA? Get written AOAO/HOA approval before work starts.
Frequently asked questions
How much does a kitchen remodel cost in Honolulu?
A mid-range 200 sq ft kitchen remodel runs roughly $79,700–$107,900 on Oʻahu. That's the 2025 Cost vs Value national average for a midrange major kitchen remodel ($82,793) adjusted by Honolulu's historical cost ratio (×1.133). A minor refresh (cabinet refacing, counters, appliances) costs much less, and high-end custom work can top $150,000.
How much does a bathroom remodel cost on Oʻahu?
A mid-range remodel of a 5×7 ft bathroom comes out around $27,100–$36,700 after adjusting the 2025 Cost vs Value national midrange figure ($26,138) by Honolulu's ratio for bath remodels (×1.221). Hidden water or termite damage is common in older island homes, so budget a contingency.
Do I need a permit to remodel in Honolulu?
Any electrical, plumbing, structural, or room-layout change needs a building permit from the Honolulu Department of Planning and Permitting (DPP). Under ROH §18-3.1(b)(11), interior work that does not change square footage, room count, or wall/window locations and has no electrical, plumbing, or mechanical work is exempt. That covers painting, floor covering, cabinets, countertops, and swapping fixtures in place.
How do I check a contractor’s license in Hawaiʻi?
Search the contractor on the DCCA Professional & Vocational Licensing (PVL) license search and check complaint history with DCCA’s RICO. Hawaiʻi requires a licensed contractor for any job over $1,500 in labor and materials, and for any job that needs a building permit regardless of price. Home-improvement contractors must also give you a written contract and lien-rights disclosures (HRS §444-25.5).
How much do solar panels cost in Hawaiʻi?
EnergySage's October 2026 Hawaiʻi data shows an average of $3.43 per watt installed, about $30,727 for the typical 8.97 kW system before incentives. A ~13 kWh battery adds about $8,186–$11,074 (avg $9,630). You'll need a DPP permit and utility interconnection approval.
Why does remodeling cost more in Hawaiʻi?
Materials are shipped in, skilled labor is scarce, and most contractors pass on Hawaiʻi's general excise tax. In the most recent Honolulu-specific Cost vs Value report (2015), Honolulu job costs ran a median 13% and an average 15% above the national average across 33 projects (range 5%–28%). Costs today may run higher, so get local bids.

How the estimates are made
- Hawaiʻi multiplier: Each project uses Honolulu's job cost ÷ the national job cost for the same project from the 2015 Cost vs Value Honolulu report, the most recent public Honolulu-specific edition. Mean of Honolulu ÷ national job-cost ratios across all 33 projects in the 2015 Cost vs Value Honolulu report (median 1.133, range 1.046–1.276). Used where no project-specific ratio exists. It is ten years old and labor and shipping costs have changed since, so treat it as a floor rather than a precise figure.
- Range: The published figures are single averages. We show ±15% around the Hawaiʻi-adjusted point as a planning range. That band is our assumption, not published data.
- Size scaling: Kitchens, baths, and ADUs carry fixed costs (appliances, fixtures, permits, mobilization) that don't shrink with size. We model cost = spec cost × (fixedShare + (1 − fixedShare) × your size ÷ spec size). The fixedShare value is our assumption.
- Solar: Uses EnergySage's Hawaiʻi-specific prices directly (no multiplier).
- Bathroom remodel, budget: Angi doesn't publish a reference room size. We assume 40 sq ft.
- Bathroom remodel, high-end: Spec size of ~100 sq ft (an expanded bath) is assumed from the CvV upscale project description.
- Roof replacement, mid-range: Average of the budget and high-end CvV figures and their multipliers. Not a published project.
- Lanai / deck addition, mid-range: Average of the budget and high-end CvV figures and their multipliers. Not a published project.
- ADU / ʻohana unit, budget: Budget = 85% of the CvV midrange ADU. The 0.85 factor is our assumption.
- ADU / ʻohana unit, mid-range: No Honolulu ADU ratio exists, so the closest new-construction project (two-story addition) is used.
- ADU / ʻohana unit, high-end: High = 125% of the CvV midrange ADU. The 1.25 factor is our assumption.
